How the numbers are built, what happens to a deal you submit, and how access works.
Method
How do you calculate my numbers?
We look at real closed deals matching your property — same zip, same layout (property type, bedrooms, bathrooms), same condition tier — and average their actual down payment, monthly payment, and sales price.
If there aren't enough matching deals in your exact zip, we widen the search step by step: first to your city, pulling in the nearest zip codes one at a time until there's enough; then a bedroom count one above or below yours; then a condition tier one above or below yours; and — only as a last resort, if your whole city still doesn't have enough — to other cities within 15 miles. We never widen further than that — condition tier drives price too much to blend past one tier, even with a caveat attached.
Whatever level we land on, we tell you plainly (e.g. "based on 12 comps in your exact zip" vs. "based on 4 comps in your city, ±1 bedroom") — a widened match is never shown with the same confidence as an exact one.
Coverage
Why does my area show "not enough data"?
We only use real, closed deals — no market-rent fallback, no filled-in guesses. If we can't find enough matching deals even after widening the search across your city, a bedroom/condition range, and nearby cities within 15 miles, we say so instead of handing you a number we can't stand behind.
The fix is more data: submit a deal you know about, and the next person searching your area benefits too.
Membership
How does membership work?
Submit one deal you know the real numbers on and you get full access, free, for the next 12 months. Access starts the moment you submit it — not after review. A person does review every deal before it counts toward anyone's estimate, but that review is a separate thing: it doesn't gate, delay, or take back your access.
If 12 months pass without a new contribution, you're billed at your locked-in rate — the price is fixed the first time you subscribe, permanently, even if it rises for people who subscribe later. Contribute again anytime to reset your free year. It resets rather than stacks: five deals submitted on one day run out on the same date as one.
If you're already an active paying subscriber when you become eligible, free access starts at your next renewal — the current billing cycle isn't refunded.
If you know the real terms on more than one deal, submit all of them. One is what it takes to unlock your free year, but every additional deal makes the numbers more accurate for everyone, including you — the tool only gets better with more real data, and that's the whole point.

Privacy
What happens to the deal I submit? Who sees it?
It's added to the pool anonymously. No one — including other members — ever sees your name or your exact address.
Members do see the individual deals behind an estimate: city and zip, layout, condition and any notes you add, price, days on market — never the address, never who submitted it. When there are at least 3 closely matching deals, we show an averaged estimate alongside those comps. When there aren't, we show recent sales in that city as-is, without computing a number.
We keep the exact address and your identity in our own records only, for light manual review of new submissions.
